Multifamily Residential

Orange Blossom – Multifamily Residential Development

Project Overview

TGS provided post-design geotechnical engineering, Construction Materials Testing (CMT), and Threshold Inspection services for the Orange Blossom multifamily development in Naples, Florida. The project consists of a large-scale residential community featuring sixteen three-story apartment buildings totaling 384 units, supported by community amenities and integrated site infrastructure.

Project Scope

The development includes 16 residential buildings, a clubhouse and leasing office, an amenity pool, parking areas, internal roadways, utility infrastructure, sidewalks, and entry features supporting the overall residential community.


The structures are supported by shallow foundations with slab-on-grade construction, precast elevated floor systems, and masonry infill wall assemblies designed to support long-term structural performance. Construction was completed in multiple phases over an approximate 16-month site and shell duration.


TGS provided integrated geotechnical engineering, materials testing, and threshold inspection services throughout design support and construction to support quality assurance, structural integrity, and code compliance.

Our Role

TGS delivered a comprehensive engineering and quality assurance program spanning post-design geotechnical engineering, Construction Materials Testing, Threshold Inspection, and specialty structural monitoring services.


Geotechnical services focused on auger-cast pile installation monitoring, load test observation, grout sampling, and engineering review of deep foundation performance to support long-term structural integrity. Construction Materials Testing services included laboratory and field evaluation of soils, structural fill, concrete, grout, and masonry materials to verify compliance with project specifications and structural performance requirements.


Specialty structural services included post-tension system monitoring, tendon elongation verification, and observation of tensioning activities to support elevated slab system performance. Threshold inspection services included reinforcing steel inspections, structural steel and masonry observations, concrete placement monitoring, and compliance verification in accordance with permitted construction documents and building code requirements.


The team coordinated closely with contractors, design professionals, and specialty subcontractors to support phased construction, maintain quality assurance, and ensure successful project delivery.

Shalimar at Boynton Beach – Multifamily Residential

Project Overview

TGS provided Construction Materials Testing (CMT) and Threshold/Special Inspection services for the Shalimar at Boynton Beach development in Boynton Beach, Florida. The project consists of a 10-building multifamily residential community totaling 262 units, featuring three- and four-story residential structures, a two-story clubhouse, and integrated retail components supporting a modern mixed-use living environment.

Project Scope

The development included residential buildings supported by shallow foundations with slab-on-grade construction, tunnel systems, masonry walls, and elevated concrete deck and roof slab systems. Site improvements included utility backfill, internal roadways, parking lots, paver installations, sidewalks, and enhanced entry features supporting the broader residential community.


TGS provided integrated materials testing and structural inspection services throughout construction to support quality assurance, structural integrity, and compliance with project specifications, Florida Building Code requirements, and threshold inspection standards.

Our Role

TGS delivered a comprehensive quality assurance program combining Construction Materials Testing and Threshold/Special Inspection services across all phases of construction.


Construction Materials Testing services included field and laboratory evaluation of soils, structural fill, subgrade, base materials, concrete systems, and masonry-related components to verify material performance and long-term structural reliability. Threshold and special inspection services included observation of reinforcing steel placement, masonry wall construction, structural steel connections, and elevated structural systems to confirm compliance with permitted construction documents and approved threshold inspection plans.


The team coordinated closely with contractors, design teams, and project stakeholders to support construction sequencing, maintain quality assurance, and ensure successful project delivery.

Construction Materials Testing (CMT)

  • Field sampling and laboratory testing of soils, base, and structural fill materials
  • Modified Proctor and LBR testing for compaction and subgrade verification
  • In-place density testing of subgrade, base, slabs, and backfill materials
  • Concrete compressive strength testing and field testing, including slump and temperature measurements
  • On-site fabrication of concrete cylinders and grout prisms for masonry systems


Threshold / Special Inspection Services

  • Reinforcing steel inspections for foundations, slabs, walls, stairs, and elevated floor systems
  • Masonry wall and structural steel connection inspections
  • Concrete placement monitoring for major structural systems
  • Verification of compliance with permitted construction documents and approved threshold plans
  • Weekly reporting and final compliance certification in accordance with Florida Building Code requirements
